Our accommodations are prepared as though our best friends were visiting. Most of our cottages and suites have beds covered in fine linens, feather toppers and pillows, comfy furniture, good lighting, a corner to read in, a spa tub to soak in, a porch to drink coffee on, and our favorite antiques.

- Reservation is guaranteed with a credit card and a deposit for the first night's rate.
- $25 of your deposit is a non-refundable processing fee. Please see cancellation policy.
- Payment accepted (besides cash): MasterCard, VISA, Discover. We do not accept checks.
(American Express is ONLY accepted for guest staying at the Peabody House – no exceptions.)
- Groups: All groups may be subject to a 5% surcharge. Booking more that one cottage or room will be charged 1/2 the stay up front as a deposit, and is subject to a 30 day cancellation policy. See below.
- $150 of wedding deposit is non-refundable
Non-Smoking policy
- A $150 fee will be charged to the registered guest of any cottage or room that smells of smoke or incense. Strictly enforced.
- Candles and incense are not allowed inside any of our properties.
- Peabody House and Rivendell Cottage cannot accommodate infants or children.
Cancellation Policy
We are a small, privately-owned business, and due to our small size, cancellations impact us significantly. A last minute cancellation gives us little chance of filling your room. For this reason we uphold a strict policy. Reservations must be cancelled 14 days prior to arrival. After that, no refund is possible regardless of reason.If we have luck filling your vacancy, you will receive a refund less a $25 processing fee. We do our best to fill the rooms in your stead.
NO REFUND FOR EARLY DEPARTURES - If you leave before the date scheduled for departure or if you do not show for your reservation, you will be charged for the full amount of your reservation.
Group Cancellation Policy exists for groups or individuals reserving two or more rooms/cottages for any given date. This policy extends the cancellation notification period from 14 days to 30 days.
Non-refundable or cancelable holidays:
Major Holidays, including Valentine’s weekend, and some major festivals, and not cancellable at any time after the reservation is made. You will be charged in full for cancelling these holidays and festivals:
Valentine’s Weekend, as determined by the Innkeeper
Memorial Weekend
Blue Festival Weekend
Fourth of July Weekend
Labor Day Weekend
War Eagle Weekend
Thanksgving Weekend
Christmas Weekend
New Year’s Eve
The Peabody is privately owned and the management reserves the right to refuse service to anyone and will not be responsible for the loss of money or valuables of any kind.
